A NEW FLOOR PLAN TURNED THIS HOUSE INTO A HOME

These clients came to me after 10+ years in their home ready to either move or do a major renovation. They loved their location and neighborhood, but their house wasn't working for them. They rarely used their formal dining room and living room and had outgrown the kids playroom. It was time to rethink the floor plan. They called Carol Lang Interiors first and we led them from layouts to final styling on their large renovation.

GOALS: 
A BIGGER KITCHEN & USE OF THE WHOLE 1ST FLOOR

Our first step at Carol Lang Interiors after kicking-off a project is to nail the layout. Below, you can see our revision process. The first was a more moderate sketch, reflecting an improved version of their current layout without removing walls.

The second plan opens walls to the greatest extent possible. We knew early on that we had some structural elements, so my clients had fun opening up the beam in a celebratory demo-day to reveal what we had to contend with.

Our solution, open the layout, but carefully design ceiling coffers on the 8' ceiling to mask the essential but ugly structural members and add visual interest to an otherwise uninteresting ceiling plane.

Client Feedback on the initially proposed floor plan: 
  • More kitchen,  please!
  • Worried we still won't use the closed-off living or dining rooms.
  • This is better, but can we push it further?

  • I never knew I needed a 17' island! Turns out I do.
  • We will use ALL of these spaces every day.

From concept to final design

As Charles Eames said, "The details are not the details. They make the design" and we couldn't agree more. We use detailed drawings and renderings to plan every detail in advance on large renovations and construction projects. This lets us give clear direction to builders and when we show a space accurately, it allows us to move things on paper before construction rather than (expensively) once walls come down, materials are ordered, and building begins. We have very few change orders as a result and our furniture always fits in the space perfectly.
